Deposit Accounting guarantee:  If we lose a deposit accounting dispute in Small Claims court, we will pay the costs and the difference beyond the tenant's
security deposit. This is for a tenant we have managed from application processing to vacating, with no owner participation whatsoever, and the tenant and
landlord must have no relationship beyond the contractual rental of the subject unit.

Automatic NSF Protection:   If a tenant bounces a check, Corazon covers NSF fees charged by our bank, and you have time to send funds to Corazon to cover a
shortfall. You don't suffer an overdraft or NSF charge on your own bank account and Corazon quickly proceeds to collect funds from the tenant to cover the
NSF check, or remove the tenants.

90-Day Tenant Performance Guarantee:  Corazon shall pay the costs of lease enforcement in the event a tenant does not perform in accordance with the terms
of a signed lease between Owner with Corazon Real Estate as his agent, and a tenant leasing the subject property. This shall include legal fees and labor
to perform eviction proceedings, including the use of third-party professionals such as attorneys and process servers.

Get It Rented in 30 Days Guarantee:  If Corazon does not locate a tenant for your vacancy at a single-family home within 30 days, Receive a 50% discount
on the new tenant fee. This program applies to clients who signing agreements between May 11th, 2010 and July 31, 2010.
